1 To take photos, advertise the property on trademe and put up street signage
2 Arrange personal viewing times for prospective tenants and short list the applicants
3 To contact you for your input regarding the short listed applicants
4 To conduct reference checks from the applicant's employers and last 2 landlords. We also check the tenants details against 6 different government and financial databases
5 Compile the lease, bond and initial property condition paperwork – with photos
6 Conduct the first inspection at 4-6 weeks and 3 monthly thereafter. We will look at the condition of the property & advise on any repairs & maintenance required. These inspection reports are emailed to you along with photos.
7 Daily reconciliation of all rental payments – 7 days
8 Rent arrears management and if required tenancy mediation/tribunal fees and attendance - at our cost
9 To advise and arrange for any repairs and maintenance required for the property – snd to pay for this from the rents received.
10 Reviewing rents at the end of every lease or annually. We subscribe to locational intelligence software that allows us to analyse and map the Trademe rental data from over the last 12-18 months, to ensure we are achieving the correct market rent for your property.
11 Pay out the rents to our owners on the 1st and 15th of the month (after taking off our management fees) and we email financial statement with these.
