Interesting Insights from the NZPIF 2014 membership Survey

Some very good information and demographics from this years NZPIF survey: Some interesting Insights: The average investor had owned rental property for 17.8 years The average value of properties held was $2.2m and debt $1m The average maintenance spend was 8.7% of rents. This would be approximatly $2000 per property in Christchuch based on the average rent of $440 presently. 66% of rentals were heated by heat pumps. 58% of members manage their own properties 42% of owners had taken a dispute to the tenancy tribunal within the last 5 years, 60% of these were due to rent arrears and 22% were regarding damage to the property. 62% of respondants were male and 38% female. 66% were aged over 50.

Property Management Trust Accounts - The Truth

Like every one of our competitors, we operate a separate trust account for rents received, independent of our other company accounts. We use this to hold our client’s funds until these are dispersed and this account is audited yearly. Many property management companies advertise that they have independently audited trust accounts, implying that any funds are protected. They imply that their trust account is operating in the same was as a solicitors trust account when in fact they do not. A solicitor’s trust account is governed by the NZ Law Society and covered by a fidelity fund. This means that for example, if there was impropriety from a solicitor at all, where funds were illegally taken
